When considering this opportunity we feel

Agua de Lechuga is a condominium project consisting
of 39 units located 4 blocks from Coco beach.
Planning for this project began in February 2007,
the design process was completed in 2 months time.
Several factors were attributed to the success of Agua
de Lechuga, location and price point were the
primary reasons. We understand our market and
this is why choosing a proper price point and
managing construction costs is so important to a
projects success. Less than 6 months after original
buyers reserved their units, prices were up 30%.
Buyers were reselling their unit before the second
payment became due.
Permits for the project took approximately 9 months with pre-sales begining right after the design process was completed. The project had been 85% sold by the time all permits were acquired. We officially broke ground in April 2008. We expect the project to be completed in 10-12 months.
The timelines associated with permit acquisition vary drastically from project to project. Although we know we can expedite the permitting process you will notice a 2.5 year timeline in the investor agreement. Project success is priority #1, thus the timeline is in place to protect it.
