-Investors will sign the limited partnership agreement.

-Investors are to make a deposit in the control account for the project.

-Investors will be named in the corporation owning the property.

-Investors will receive bi-weekly progress reports on project progress.

-Investors can rest assure knowing there will be a maximum of 7 members taking part in this program.

It is in the best interest of the company as well as the investors to complete all milestones in time. Our development team will use our expertise and connections to acquire permits as fast as possible. Investors should keep in mind Costa Rica has an understaffed system for construction inspections and approvals. Although we cannot state the exact dates in which permits will be received, our investors are guaranteed that we, the development team, will proceed through the process as quickly as possible.

If all submissions have not been completed within 2.5 years the owners will have the right to foreclose on the land. Keep in mind the approvals from one permit oftentimes are contingent upon another. We do not ever expect the process to take this long, and our past experience in securing permits has proven the permitting stage can be completed in as little as 1 year. Historically Costa Rica real estate appreciates very quickly and the investment is not only secure but appreciating on a monthly basis.

Once construction begins all owners will sign a formal purchase agreement for their unit. This agreement will mirror that of every other buyer with the exception that it will reflect paid for in full, by the initial investment.

Upon completion of construction, the balance in cash will be paid to each investor. We are opting to make the payouts at the end of construction to ensure the process runs smoothly. It is in
everyones benefit that construction funds are used for construction as opposed to draws on profit.

Throughout the construction phase individual buyers as well as investors will have the ability to view the progress through our website.

We have a proven process by starting construction once 45% of the units are sold. We will begin offering units as soon as initial renders and floor plans are completed. Historically sales will see two large jumps,initialy on the acquisition of all permits and second upon construction completion.

On the following page you will find the timeline for the project outlaying in the order we will have the permits submitted. Hopefully this timeline gives you a greater understand of deveoping here in Costa Rica and an excellent grasp of how a project moves through the Planning, Permitting and Construction Phases.
